Square footageThe primary driver. We measure it at the walkthrough rather than trusting a listing.
Nights per weekTwo, three, five or six. The single biggest lever you control.
RestroomsCount and fixture count — restrooms are the most labour-dense part of any scope.
FlooringCarpet, sealed concrete, VCT, tile or hardwood decide what equipment and time the job needs.
Day or nightNight crews are standard. Day porter service costs more and solves a different problem.
Frequency of deep workCarpet extraction, strip-and-wax and high dusting are quoted as scheduled line items.
Special requirementsClinical protocol, security clearance, badge access, elevators, after-hours escort.
Contract lengthMonth to month is our default and it does not carry a premium.

  • Optional lines priced separately — carpet extraction, strip and wax, high dusting, day porter. You can decline any of them.
  • Nothing that renews itself — month to month, 30 days' notice, no liquidated damages, price locked for the first 12 months.
  • Project work — post-construction, extraction and floor care are quoted by the square foot after we see the floor and the access.
