Full scope & pricingThis is what a scope of work looks like. Yours is written after we walk your building, and it stays yours.
We come to the building and quote what we see.
A fixed monthly number with the scope attached.
Crews work after your staff leaves, in English or Spanish.
30 days' notice and the price locked for 12 months.
Recurring programs are billed monthly on a written scope. Project work is quoted by the square foot.

For 5,000–25,000 sq ft offices that are too small for a franchise's economics and too big for a maid service.
OSHA bloodborne-pathogen trained crews, EPA-registered disinfectants, colour-coded microfiber and a signed log after every visit.
Late-night resets for hospitality. The trade we have cleaned longest — some clients for more than ten years.
A porter on site during business hours: restrooms, lobby and glass kept ahead of the day, not cleaned up after it.
Hot-water extraction, low-moisture encapsulation, stripping and waxing — the deep-clean line we have run since 2006.
Final clean before handover: dust, stickers, grout haze, paint spatter and dumpster-level debris.
High dusting, racking, ride-on scrubbers, break rooms — cleaning a working facility without stopping it.
5,000–25,000 sq ft is the size the franchises deprioritise and the house-cleaning services cannot staff. It is the size we plan around.
Suites, floors and shared buildings — including multi-tenant floors where several tenants share one restroom core.
Storefronts, dining rooms, bars and event spaces — cleaned after close, ready before open.
Clinics, dental suites, specialty offices and veterinary practices that need a documented protocol.
Distribution centres, light manufacturing, cold storage and the offices inside them.
Building common areas, lease-up cleans, unit turns and post-construction handovers.
One thing we will not do is repeat the claim that we are “licensed”: California does not issue a general janitorial licence. Commercial janitorial employers register with the Labor Commissioner under AB 1978 instead, and that registry is public. Read how that works.
We come to the building, usually within a few days of your call. We look at square footage, restroom count, flooring and what your team actually does in the space — then we tell you what we saw.
You get a scope of work listing every task and how often it happens, with a fixed monthly price and the schedule. If something in your scope is unnecessary for your building, we will tell you.
The same supervisor and the same crew are assigned to your site. They are trained on your checklist before the first shift, and briefed in English or Spanish — whichever your team speaks.
After every visit the crew signs a log of what was done. Manuel inspects the site on a set rotation and you get the findings. If something is missed, we return.
Nobody in this market publishes a number. We will publish the market bands we work from, then give you your actual price in writing within 48 hours of the walkthrough.

“On time and good service and reasonable price”
Our public review count is small and we would rather say so than pad it. More on that here.
A Lynwood staging yard and a Downtown office mean most of our routes are short — which is why a crew can be back the same night something goes wrong.
Carpet, floor and home cleaning was the first thing this company did, and we still do it — for a small number of homes and small offices. Commercial buildings come first in the schedule, and we say that out loud.
