Owner-run, bilingual, and unwilling to call ourselves licensed
Smart Clean is Manuel Arenas’s company. He sets the scopes, walks the buildings and answers the phone — which is the whole reason small and mid-size Los Angeles buildings hire us instead of a franchise.
Smart Clean has cleaned Los Angeles buildings since 2006 — first carpets and floors, then full janitorial programs. Our office is at 1304 W 7th St #404, Los Angeles, and our crews stage out of 3184 El Segundo Blvd, Unit H, Lynwood, which keeps Downtown, Lynwood and the San Gabriel Valley inside a short night drive.
Our longest-running commercial client has been with us more than ten years. Those are the accounts this company was built on: bars and restaurants cleaned after close, offices cleaned after the staff leave, and buildings that a franchise would hand to whichever crew was free.
We are not a franchise. There is no call centre between you and the person who owns the job.
A written scope of work before the first shift. The same crew and supervisor assigned to your building. A signed log after every visit, and inspections on a set rotation by Manuel himself. If something is missed, we come back — the log tells us what happened instead of us guessing.
Crews work in English and Spanish. In the SGV and DTLA that is usually the difference between a scope that is understood and a scope that is guessed at.
What we can prove, and one thing we will not claim
On “licensed since 2006”. Our older website says we are licensed. California does not issue a general janitorial licence — contractors are licensed by the CSLB, and ordinary commercial janitorial work does not require one. What California does require, since 1 July 2018, is that any employer providing janitorial services to commercial clients register with the Labor Commissioner under the Property Service Workers Protection Act (AB 1978, Labor Code §§1420–1434), and that registration is searchable in DIR’s public registry. We would rather give you a number you can look up than an adjective you have to trust.

Manuel runs the walks, writes the scopes and inspects the sites. If a program is not working, he is the person who fixes it — and the person you will have met at the walkthrough, not a sales representative who disappears after signing.

Supervisors and crews
Crews are assigned by building, not by shift availability. Supervisors are trained on your checklist before the first clean and briefed in the language your site works in. Clinical crews carry documented OSHA bloodborne-pathogen training; all crews receive the biennial harassment-prevention training California requires of janitorial employers.
