How much does commercial cleaning cost in Los Angeles?
Published Los Angeles market bands run about $0.14–$0.26 per sq ft per month for Class B office buildings and $0.19–$0.34 for Class A. Small offices under 3,000 sq ft cleaned three times a week typically land between $400 and $900 a month, and commercial janitorial contracts commonly run $2,400–$6,400+ a month. Your number depends on square footage, nights per week, restroom count and flooring. We put it in writing within 48 hours of the walkthrough, with the scope attached.
Are you licensed, bonded and insured?
We are bonded and carry general liability and workers' compensation insurance — certificate of insurance, additional-insured endorsement, bond and W-9 are all available before you sign. One correction to what you may have read elsewhere: California does not issue a general janitorial licence. Commercial janitorial employers register with the Labor Commissioner under AB 1978 instead, and that registration is publicly verifiable. We will give you our registration details on request.
Do you clean medical and dental offices?
Yes. Clinical sites run on a written protocol: EPA-registered hospital-grade disinfectant at the correct dwell time, colour-coded microfiber with zone separation, OSHA bloodborne-pathogen trained crews, a signed HIPAA Business Associate Agreement and a cleaning log left after every visit.
How quickly can you start?
Walkthrough within a few days, written scope and price within 48 hours of it, and most sites start within a week. If you have an urgent handover or a failed vendor, call us — we keep capacity for exactly that.
What are your hours?
Crews work nights and weekends, which is when most offices are empty. The office answers Monday to Friday, 8am to 6pm, and someone is reachable outside those hours for existing clients.
Do you bring your own supplies and equipment?
Yes. Consumables, liners, paper, soap and disinfectant are included, and our floor machines and high-dusting equipment come with the crew. If you prefer to supply your own consumables we will take that off the price.
Do we have to sign a long contract?
No. Month to month with 30 days' notice. No auto-renewal, no liquidated damages, and the price is locked for the first 12 months.
Do your crews speak Spanish?
Yes. Our crews and supervisors work in English and Spanish, and the scope sheet is available in both languages. In the SGV and DTLA that is usually the difference between a scope understood and a scope guessed at.
Will we get the same cleaner every time?
You get the same crew and the same supervisor assigned to your building. If a crew member is out, the replacement is briefed on your checklist before the shift — you should not notice.
Do you clean homes too?
Yes, carpet, floor and home cleaning is a small separate line of ours. Commercial buildings are the priority, which is also why commercial clients get a fixed schedule rather than a best-effort one.
What happens if something is missed?
You call or email, and we return. Each visit is logged and signed, so we can see exactly what happened rather than guessing. Persistent misses are a supervisor problem and we treat them as one.
Are you a franchise?
No. Smart Clean is owner-run — Manuel owns the company and inspects the sites. When you call during a problem, you are not routed to a call centre.
